Home Inspector

My background is in all phases of construction. I have been building homes in Kona for over 30 years, helping others to do so, and inspecting Big Island homes since 1999. I will be honored to inspect your next Home or Chalet, Condo, Cabin, Coffee Shack, Workshop or any Detached Structures.

I am an old-fashioned kind of person. I still handwrite my reports rather than using software for home inspectors, because I do not like the multiple-choice comments that these reporting systems produce. I feel that I can write a better explanation than they offer, one which describes the issues more clearly and accurately.

I use the “Matrix” report checklist, which guides me through every inspection to cover everything and provides you with an excellent report (checklist) of what needs repair. Then I write a summary report and email it to you with extensive photos. The summary report covers the highlights of the weaknesses I found, why they need attention, and suggested repairs.

"Bob, Thank you very much. You did a very good job. Looks like a few issues need to be resolved. My wife Nancy and I are deeply appreciative of the thorough inspection. It was money well spent! :)" – Perrin & Nancy Gower, Phoenix Technical Group, Inc.

A Full Inspection Includes:

As an InterNACHI member I must adhere to InterNACHI's Standards of Practice. This means I will attempt to inspect all of the following (when accessible):

Roof, vents, flashings, and trim • Gutters and downspouts • Skylight, chimney and other roof penetrations • Porches, patios, lanais, walkways, and railings • Eaves, soffit and fascia • Siding and trim • Grading and drainage • Foundation and crawlspace • Foundation movement • Cooling systems • Main water shut off valves • Water catchment system • Water heating system • Interior plumbing fixtures and faucets • Electrical service line and meter box • Main disconnect and service amperage • Electrical panels, breakers and fuses • Grounding and bonding • GFCIs and AFCIs • Fireplace and wood stoves • Insulation and ventilation • Garage doors, safety sensors, and openers • And much more...

My Promise to You
Choosing the right home inspector can be difficult. Unlike most professionals, you probably will not get to meet me until after you hire me. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods and yes, different pricing. One certain thing is that a home inspection requires work, a lot of work. Ultimately a thorough inspection depends heavily on the individual inspector's own effort. If you honor me by permitting me to inspect your new home, I guarantee that I will give you my very best effort.
